Hopes for a Makeover to a “Little Spot”of Land in Hillcrest

Studio Varone Architecture is working with the Hillcrest Business Association (HBA) to create a potential gathering space on University Avenue at an unkempt plot of land owned by Caltrans.
Coined by Hillcrest civic leaders as “The Little Spot,” the 1,320-square-foot parcel sits on the south side of University, across the street from Fire Station No. 5 in the heart of Hillcrest. The plot is surrounded by fencing, which is often breached by homeless people. It overlooks State Route 163.
The effort is being spearheaded by HBA as it attempts to secure stakeholders for the project. Although there have been no city approvals or permits granted yet, Studio Varone has prepared designs preemptively for when the potential project moves forward.
“We have a bike fix-it station and racks planned for inside the spot. And we’ve even talked about a future dog park. The location is considered an historic stretch of the 163, so we’re going for a mid-century design. We want to make it a beacon for community gatherings,” said Sasha Varone, who owns the Hillcrest-based architectural firm with her husband, Chris.
