Bankers Hill: Out with the Old, In with the New

Two circa-1965 neo-Georgian style buildings at 411 Ivy St. in Bankers Hill were bulldozed last month to make way for a two-block development called Flora + Fauna. The structures once housed offices for First American Title Insurance and various small attorney firms.
Raintree Partners is the developer, which operates out of Dana Point and San Francisco. The company specializes in West Coast housing developments, often with naturalistic elements incorporated into them. It is currently building the 107-unit Treehouse complex at 2525 First Ave. also in Bankers Hill.
Flora + Fauna will feature 189 units ranging mostly from studios to two-bedrooms. We’re told that several deluxe three-bedroom suites might be included into the blueprint. The expected time of completion is late 2026, according to senior marketing manager Hannah Bailey.
As for the “fauna” reference in its name, Bailey quipped there will be no urban zoo or anything of the kind on property. The name, she added, was inspired by the flora and fauna of nearby Balboa Park.
